We thought our home was worth $x and asked Tim to first give us an estimate of his opinion on our home’s sale value. His number was notably higher than what we thought we could get, which pleased us very much. We hit the market at a very good time as on the first day we received 4 offers and another one the next day. This is where Tim’s knowledge on selling a home really shined. He was aware of buyers saying they would provide a sizeable down payment and possibly show up at closing with a much smaller amount, leaving the seller in a predicament of relisting or accepting the reduced fund amount. We ended up accepting the second highest offer as it appeared to be a more secure offer, and a better deal for us. I understand the market is even stronger for sellers now (for our prior home). We could have sold for more had we held out longer, but we are happy with our decision and that we found such an experienced Realtor in Tim Wade. We highly recommend him and his entire Realty Team. This review would have been done sooner but we have been busy unpacking and making our new home our own.

While getting you top dollar on the sale of your property is critical (which he did), his team also helped us address a number of unforeseen challenges. These challenges included the minor – the need to address surprises that were found during inspection – to really sensitive ones. He helped us negotiate with a buyer a very extended closing so we could avoid moving a relative who was staying with us while going through cancer treatment. It took considerable time and a deft touch to make the buyers comfortable with the arrangement, but he did it.
